We require the stripout and update of a 1.6m x 2.0m 1970's bathroom on 1st floor of Masionette. General layout will remain same, but changes need to occur as detailed below:
• Supply & fit new bathroom suite (toilet, sink (mixer tap), bathtub (replace shower head, mixer taps, shower screen)
• install false wall (to hide surface pipe work) 70mm deep behind toilet & sink to height of window sill.
• stripout and replace tiling on walls. Stripout floor covering (cork tiles)and fit floor tiles
• Change door swing to open to right (?or sliding door)
• Add electrical shaver outlet
• Add 1no. downlight to underside of top of window frame, on same switch as main lights.
• Replace ceiling plasterboard with new drywall
• Replace existing down lights with 4 new downlights (including extra downlight mentioned above)
• Replace extractor fan
• Replace radiator (with towel rack type)
• Extend hot/cold/waste lines directly up to upstairs level for future loft bathroom.
• Paint and plaster to finish

Note: The room has direct loft access from above for ease of accessing electrical equipment (downlights/extractor fan)
